Home Information Packs
Home Information Packs (HIPs) are now a mandatory requirement for sellers as they provide potential buyers with a range of information about a property. Packs need to include:
- Index of pack contents
- Energy performance certificate
- Sale statement
- Title documents
- Local authority and drainage searches
HIPs for leasehold properties should also include:
- Copy of the lease
- Building insurance policy
- Contact details for the landlord or management company
- Information on regulations
Our residential property team can produce the pack within 7-14 working days from instruction, using local authority searches and not the personal searches that some companies adopt as a quick-fix. Personal searches do bring the initial price down but can lead to delays and additional costs further into the transaction when the lender hasn't accepted the results, causing the buyer's solicitor to carry out an additional local search of their own.
On average, HIPs cost £300-600 to prepare but at Tayntons we offer this servce **FREE OF CHARGE** for clients that do their conveyancing with us. You will have to pay for some costs, such as those charged to us for the local authority searches but these will always be made clear from the onset.
