Sarah Mitchem and Jane Davies, Conveyancing Partners based at Tayntons LLP, Gloucester advise that when selling your Property and, to make life easier for you and your Buyer, you could use the following checklist to help speed up the sale process:-

1)      Make sure you have relevant paperwork to hand as your Buyer’s solicitor will ask for copies of any guarantees and paperwork relating to any work carried out, for example:-

a.       FENSA Certificates for new windows

b.      NICEIC Certificates for electrical work

c.       Damp proofing guarantees

d.      Central heating boiler guarantees

e.       Installation Certificate for new Central Heating Boiler

f.        Planning and Building Regulation documents

g.       Final Building Control Completion Certificates

 

2)      If you are a flat owner, collect all the paperwork relating to the running of the freehold:-

a.       Block Building Insurance policy

b.      Management Company Accounts

c.       Budget forecasts

d.      Membership/Share Certificate (if applicable)

 

3)      If your property has a septic tank, consider applying for an:-

a.       Environment Agency Discharge Permit (this will be compulsory for all septic tanks however old from 1st January 2012)

 

4)      If you own a property that is less than 10 years old  you will need:-

a.       NHBC Certificate

 

5)      Most buyers will want to know that the central heating system is working properly so it is worth considering having it serviced before going on the market if you do not have this done routinely.  Pass this paperwork on to your solicitor.
